70% Prospective Customers Influenced from Online Reviews

Why Customer reviews are important to business
How Important Online Customer reviews are to your Business
The internet is the major media platform today which influences the customers to find new business and get more clients and customers. The face to face interaction of the customers is no longer taken as the point of collecting the first information and instead the internet is the source for it. The customers instead look for online reviews which are an available resource for gathering information. A survey pointed out that 70 percent of the prospective customers look for the business reviews or online reviews for making a purchase decision. Thus if you have any product or service to offer, getting the reviews of the customers online has become important. But as the owners of businesses there is always a doubt in the mind of the people as to how much does an existing customer review affect the purchase decision of the prospective customers.
How many satisfied customers with smiley faces
How many satisfied customers your business has?

How important are the customer’s reviews?

This question may be coming to your mind as how relevant are the customers reviews for business? Do the customers really read the reviews? What do the facts say? Here let me site an example, take any small or big size branded company lets take “TGS Layouts” a regionally well known real estate land layout developing firm exists since 2013. Now go to your internet browser, type google.com and search for TGS Layout and google will suggest you TGSLayouts Reviews which means customers are looking for its reviews after or before buying any products.
From the studies it has been found that an average consumer references of the specific brands and products of different companies appear over about 90 times per week in different internet activities like chats with family, friends and colleagues. The online customers reading reviews trust 90 percent of the times the people they know, according to Eco-consultancy as per the year 2009. Based on these facts and figures it can be said that more consumers believe the opinions of their friends and family of the colleagues before purchasing any product or even after purchasing a product.

Facts about Online Customer Reviews

This is a fact that the reviews of customers are more trusted almost about twelve times more than the write-ups and the explanations that come from the manufacturers of the products. This was revealed according to the survey of the company named US Mom Internet users by online video reviews and as published in the E-Marketeer in February issue of 2010. The survey said that 44 percent of the moms use social media for different product references while 73 percent trust the online community references. Sixty one percent of the people rely and trust on the reviews of the users of products or they do the research before they make a buying decision.

Note: Sometime reviews may be written by company side to generate more sales these reviews can be easily spotted if you analyze few things on their writing or by using some free tools. Here is a post on how todetect fake online reviews.

The companies and the business houses should analyze these facts and figures and then should know that online reviews of the customers and reading good reviews elevate the customers’ confidence level. This is more so as two thirds of the customers of any product trusts the reviews written by customers. Thus any business house should encourage their customers to read and write reviews and also the potential customers should be encouraged to read and write customer reviews.
How social sites are impacting your business
Impact of social sites on your Business

The impact of Social Media

Research says that 53 percent of the people using twitter endorse the companies or the products through their tweets with a whopping 48 percent of them writing about their intentions of buying the respective products. A large percentage like 67 percent of the shoppers refers more online from the online community of their friends on the social media websites. The most effective strategies that are being considered are different blogs, Facebook, Twitter and the online customer reviews for mobilizing the customers to talk about their products online.

TGS Yashaswinini Layout Mapped in Sarjapura Road

Sarjapura Road Still Remains a Favorite Place for IT Professionals despite of its high price

Of late Sarjapura Road (Bangalore-562125) has become very popular and a favourite destination for the people wanting to stay or build a house in Bangalore. Have you ever wondered why? If you go along the road you will see vast open land plots, still. But mind you, they are not affordable. But along with that you will also see many offices, IT Parks, schools, colleges and other social infrastructure on both the sides of the road. There are shops, shopping malls, shopping complexes, big residential estates, multiplexes and many more in the area.
The trend watchers relate to the incident in the following manner. South and East Bangalore is already saturated. The market watchers feel that development on Sarjapura Road area started later but it is witnessing significant real estate action of late during the last five years or the decade.
The reason for such spree of development is because of the sprawling IT clusters in the area around Outer Ring Road, Madiwala, Marathahalli-Sarjapura Stretch and Whitefield. There have been significant commercial developments also along this stretch. So the prices of land went up very quickly and there was simultaneous development of buildings and commercial and residential complexes. These were so high in demand that even a flat or an apartment costs more than Rs. 50 lakhs to Rs. 60 lakhs in the area even four years back. In this people have lost hope of buying land in that area. They are busier in buying apartments.
The peak period was 2010 to 2012 when the prices of land and property in Sarjapura Road shot up to unimaginable price ranges. Before this period Wipro came up with a huge campus on the main road itself with an area of 202 acres. The idea was to set up an IT Special Economic Zone which has already become operational by now. Following this, Infosys also announced its projects along Sarjapura Road which again fueled the fire of real estate development. In 2011 itself the prices of the properties shot from Rs. 75 lakhs to Rs. 2 to 3 crores an acre. Now it has doubled or tripled may be, at places. The biggest of the developers have acquired land to develop large residential projects.
Do you want to buy land in such an area?
The common man may be wondering that there is no scope of buying land anymore on Sarjapura Road. Well that is not the case. The wise men say “Do not lose hope”. There is always a way if there is will. Well we are going to give you some good news regarding this to crack your jackpot. If you have intentions to buy land in Sarjapura Road there are developers who still offer you land plots in gated communities. One such land developer we can name is TGS Constructions. You may be wondering with questions like why this developer is selling land plots at cheaper price so go through with this list of claims made by developers at the time of selling their projects. The reason, as per the company sources is that they have been constituted for distributing land plots at cheaper and affordable rates to the middle class. The company started small and became so popular because of its pricing and the quality of services that it has land stretches in all parts of Bangalore today.

An overview on TGS Yashaswini Layout

TGS Constructions has TGS Yashaswini Layout on Sarjapura Road which is a 3 acre land duly developed with basic facilities like water and electricity connections, underground sewage, roads and street lights, etc. The amenities that the company proposes to provide are swimming pool, gymnasium, compound wall, metal roads, children’s play area, different sports areas, parks and many more.

All the amenities and facilities that will be provided will be in TGS Layout style and the company is already a proven player in the segment. So you can rely on them but verification of papers is a must and mandatory. The company also provides free pick up and drop from your house for site visit. They can also provide you with assistance in managing your finances or procuring a loan but still don't forget to read reviews and feedback on TGS Layouts before you invest. Even if you take all these in to account one fact that you cannot ignore are the prices that the company quotes. Land is still available at a great location of Sarjapura Road at a starting price of Rs. 12 lakhs. You have the option of buying land stretches of 30 by 40 feet, 30 by 50 feet or 40 by 60 feet. You can even get land plots of other odd dimensions. But what you won’t get anywhere else are the prices at which they are selling the land plots. So be quick and enquire with them. If you are lucky enough you may get a plot at that price if it is not sold out completely.
For a Better Insight on TGS Yashawini here is a slide presentation specifying its amenities and other nitty-gritty detail.

Fallacious Stories published as TGS Layouts Reviews on Complaints sites

Pointing Finger on the Reviews in different Complaints sites
There is a certain group of people who are mentally ill and started posting malicious content on every consumer complaint portals. This ill-intent of competitor or rivals may spoil the reputation of this Land developer but won’t be able to strike them out from the market as long as TGS Layouts serves their consumer.
There are thousands of customers with TGS both for plots in layouts and flats in the apartment of TGS Constructions (TGS Layouts deals in land while TGS Constructions deals with residential flats in apartment). If I am not wrong then everyone in their life might have come across with people who are never satisfied in their entire life, they always wanted more and they never stop comparing themselves with other. TGS do have 4 or 5 disgruntled customers who are spitting venom on its reputation, which only shows their malicious intentions.
I am one among the plot owners of TGS Layouts I bought it when it was individually selling land as real estate portal site for Bangalore. I got all the legal documents of the land in due time and other than me there are hundreds of plot owner from my layout who can proudly say TGS has not done any fraudulence with their customers. Well these rumors are only the outcomes of infighting's between the land developers of Bangalore.
If these allegations are true then where are the pending cases against this land developer or any complaint in Government forums? NOTE: sites like Mouthshout.com, consumercomplaints.com, complaintboard.com are not government authorized. Here are who is (whois.com is a site information collection site) for these sites.

Now let us talk about the video which is published in YouTube as unrevealed truth of TGS Layouts and a series of few videos as truth of TGS Layouts. All these videos won’t fulfil any of your purpose of watching it. Believe me after watching the entire playlist I concluded as this video is made to know how nicely an employee has handled an annoyed customer, that’s all.

It is much easier to blame on someone for every small thing like unprofessional employees or a delay of few days in providing land documents. Even the name TGS is now started blamed for irrelevant things. I didn’t write this blog to educate the customers of TGS Constructions Pvt. Ltd, I wrote it for a good land developer, facing unjustification...

TGS Dhanalakshmi Layouts Reviews

Mr.Reddy is an investor of TGS Layouts who invested on TGS Dhanalakshmi, I appreciate his work for writing an insightful review on the property and helping others to make their decision. Before going to his opinion let us get a complete picture on the specifications of TGS Dhanalakshmi:
  •  Location: Mysore Road
  •  Total Land of the layouts: 5 plus Acres
  • Total plots: 150
  •  Available plots : 70

  • Contact no: 7022969783
Insightful-reviews-on-TGS-Dhanalaksmi-Layouts
TGS Dhanalakshmi Layout in Mysore Road Photo Taken from TGS Layouts

From Mr. Reddy’s note
I, Mr. S Reddy came from Mangalore as my son started working here in Bangalore. I thought of giving my son something as a gift. A land plot would be something great, I thought. I was looking for a spot or a location at the outskirts of the city or a bit away from the Central Business Districts but the place should be equipped with good infrastructures, I thought. The options I had in mind were Kanakapura Road, Mysore Road, Kengeri, etc. I was looking plots for sale in Bangalore that were low priced but it should have bright prospects.
TGS Layouts was a company that I came across very recently and also came to know that they are selling land plots and layout lands at a very cheap price. I had doubt. I went to their offices and read the TGS Layout Reviews. Among many other options and the land plots that I visited when the company showed all their land properties I came across TGS Dhanalakshmi and selected it. What I saw was a land stretch of about five acres roughly and it was fenced. They said that they would lay roads and provide the basic facilities and would also provide all the amenities too like swimming pool, children’s play area, temple, gymnasium and many others. I agreed for it and so I am writing a review in the section of TGS Layouts Reviews.
I also read most of TGS Layouts Reviews and Complaints too on the internet. On an overall count it was fairly good except few of the comments. I did not believe all the negative comments that have been written because no one knows whether they are fake or original reviews. The company said they would give the possession in about ten months. I also talked with other customers and went through the feedbacks given by TGS customer and even contacted two of them who have bought plots there.
I would like other users and buyers or past customers to write TGS Dhanalakshmi reviews also like me or they may also share their complaints, feedback, comments, concerns and appreciations too.

How Good is Bangalore for NRIs!

Bangalore is a great destination, the Garden City as it was called earlier has been transformed to the IT Capital of India. A study revealed that in the time between 2011 and 2015, three lakhs of Indian professional working abroad were most likely to be the NRIs returning back to India, their birth place, to help the economy recover. Bangalore was the top among the cities to recruit the most number of NRIs in the country in 2013. Bangalore has been the house of most of the start-ups in the IT sector. That’s the reason why most of the professionals working abroad have been leaving their lucrative jobs and coming back to Bangalore and starting up their new ventures. Being the Silicon Valley of India it is not at all surprising why Bengaluru is the most preferred destination by the NRIs or even the foreign nationals when they think of India. Another reason is the climate due to the location of the place which is at a height of about 1000 meters above sea level. Most of the denizens of Bangalore opine that the city offers lot of good things to stay in, like gardens, parks, open spaces, modern amenities and above all a cosmopolitan culture to bask comfortably in. Along with all these, the physical infrastructure and the social infrastructure of the place is also one of the best to be in.

But as always there is the flip side of the coin too there are frequent traffic jams, climbing real estate prices, water and electricity scarcity and few others. The real estate prices of the land and property can be scary. The market watchers opine that the real estate prices of land plots can be anywhere between 6 lakhs and to a whooping Rs. 1 crore. But the NRIs trying to settle down in the IT Capital of India should be prepared for the odds too. Here we list few of the odds too and prior information and tips can make life much easier. We collect few tips from the experts and try to keep the NRIs settling in Bangalore informed in advance.

Uncertainty of power and water

The people coming from abroad are not used to unpredictability, uncertainty, unorderly arrangements and surprises. This may happen and one should be prepared as there will be power cuts in the range of 4 to 6 hours on an average. There may be scarcity of water too and you may have to be cautious about the usage of water.

Traffic Congestion and entertainment

After the revolution of the IT in the area there are often traffic jams and congestion and it is advised that one has to plan in advance one hour before if there is any prior agenda or a meeting to attend.
The late night culture of Bangalore is not the same as other cities. Here the restaurants, pubs and bars have to end operation by 11:30 PM in the night on the weekdays and on the weekends the closing time should be 1 PM as per the government regulations.

Great destinations for weekends and outings

Along with the restrictions imposed on entertainment and other perspectives of life there are great destinations in and around Bangalore too that makes the city a better place for NRIs returning to India. There are places like Ooty, Mysore, Coorg, and Chikkamagaluru many other areas that can be a great weekend destination.

Real estate situation:

The real estate situation of Bangalore is very dicey with ever escalation of prices due to rapid industrialization and infrastructure changes. So if one has to invest one should see the income generation and job generation potential of the place along with the infrastructures and connectivity and then make a comparison. In that case the investment would be proper, suggest the experts. A wrong assessment can lead to blocking of capital and lesser returns on investment. Here you may want to have an ultimate cheat sheet before buying properties in Bangalore

The quality education facilities:

Bangalore offers you the best of education with many International schools and some of them topping the list as the best institutions of the globe. This is one of the advantages of the place. The quality of education here in Bangalore, opines the experts, are there in varying degrees. That of course varies with the money one invests on education.

5 Amazing Tricks To Detect Fake Online Reviews

Internet or you call it online reviews sites are a commonplace nowadays and most often we check these in order to understand the real standing of a company. But most of the time I wonder how much it is reliable. Do I really want to trust the internet or the online reviews? Well, people may be doing so or may be influenced by the impression that is being created by the online reviews. But the real truth is most of it are fake and are made and written by the company’s own people or competitors either to manage or destroy their online reputation. This directly or indirectly help the company to cheat customer or to hide their truth from new prospective. Being in real estate industry I have come across many real estate builders and developers reviews written by freelancer and they are ready to write anything about the company just for few money. Now you may be really concerned about what amount of truth is really there in the online reviews of products and services.
Few days back I started digging on this matter and I was actually searching for a possible way to figure out fraud reviews. I came across many articles and studies on how to check fake online reviews? Here are some of the best possible ways
There was a research conducted recently by the research organization Mintel which found that 57 percent of the consumers that were surveyed are skeptic and doubtful about the companies that have only positive comments and reviews. Among the customers surveyed a whopping 49 percent believes that the companies might have been offering incentives for good and positive online reviews and comments about their products. The experts reveal that there are few of the techniques that reveal the truth about the fact as to whether the comments are real or phoney. We try to discuss them below.

1. Computer Algorithm invented for detecting fake reviews

Recently a team of researchers on the subject created a computer algorithm for the detection of fake reviews about hotels and hotel services. The software mainly deciphers the fake reviews from originals by differentiating the languages used in fake write ups. The programme so developed by the developers has been named Review Skeptic and is said to be accurate about 90 percent of the times. But it is found that the humans are not so good in deciphering the truth from fiction. Professor Claire Cardie who has developed the system opined that people are terrible in deciphering the fake from the real reviews on the internet. Visit Review Skeptic to detect between fake and original online customer reviews.

2. Be careful about the language used

The experts note that too much of extremes be it positive or negative should be taken with a pinch of salt. It has been noted that false reviews tend to be using more extreme language to convince readers about their message and make an imprint on the readers. So if someone writes “It is the most horrible product that I have ever used” or “it’s the best of the products that I have ever used” with probably capital letters you should be careful.  The Cornell University researchers opined that in case of travel or real estate reviews most of the reviews are more superficial which describes the overall experience without going into the details of the contours of the place like the floor, spatial details and the like. This certainly makes sense as someone who has never been to the place is expected to write the reviews in such a manner and won’t be able to describe the place accurately.
Google-Online-Review-of-a-Business
Snapshot of Online Review of a Real Estate company
As you can see in the above image 3 people have given their opinion on real estate property and out of them two are abusing them without any detail specifications on their properties detail while one person has appreciated their service and has more details.

3. Be skeptical if too much of jargon is used

The researchers on this subject cautions the readers of online reviews about the ones that uses too much of technical jargons and which reads mostly like product manuals or descriptions. This is because the laymen or the common consumers are most of the times unaware about the technical aspects of the products and too much of use of technical language signals that the reviews are fake.

The above snapshot is taken from mouthshot, a renowned online review site. Here the customer posted a good technical insight and has compared with the technical specifications of other bikes. Clearly posted by a person to encourage sales.

4. Check the profile of the reviewer

Snapshot-of-Reviewer-Profile
Reviewer Profile
The experts suggest reviewing the reviewer and the profile of the person writing the review. If it is found that the reviewer only writes reviews about that particular company there are bigger chances that the reviews are phonies and they could also have vested interest in these companies and products. Although there are certain review websites which verifies the profiles and the genuinity of the reviewers and the consumers asking details of the invoice and other proofs. Even then these comments can be fake insists the researchers as it’s easy for the insiders of the companies to obtain fake evidences.
Click on the image on your right to expand it, you will find a profile who is very active in giving reviews and has a continuous activity on different sites. It makes everything messy on his profile and looks like the person is working as a freelancer to post comments and reviews.

5. Pay more attention to detail:

The reason for what the product is bad or the writer is writing a bad review for has to specified. If the comment is too generic like “I hated Example Layouts as they are showing unspecified delays in their project completion” is too generic to believe in contrast to someone who writes “Their service is too bad and no one will entertain you after receiving money.”

The purpose of writing this blog is to make TGSLayouts customers aware on the fraud and manipulations done by online reviews sites. My intension is to create a complete authenticated site where customers can freely interact with each other and share their views with other. If you find this blog helpful do share us and don’t forget to give a feedback below.

Budget 2016 Expectation of Home buyers

Budget-2016-Real Estate-Expectations
Real Estate has a lot of Expectation from Budget 2016

what realty market

& the home buyers wish from the Union Budget 2016

The government is new with lot of optimism with lots of altruistic and reformative propaganda. It is true that the real estate sector is reviving from its long lull going on for five or six years. The year 2015 was not so prospective with the residential sector not doing so well but the sales figures were slowly surging and the unsold stock reducing to an extent. This imbibed hope for the sector and at that backdrop the commercial sector showed some amount of optimism with sales and absorption rate touching the second highest in history since 2011 in the country. Of course it can be assumed that there is economic growth in the country due to which there is demand of commercial sector realty products and this will surely have an impact on the residential sector as well.
The other sector was the retail where not much of an activity was noticed but the experts opine with the turn of the year 2016 there will be big players entering the market inducing the demand of retail sector real estate as well. As we have discussed in our previous post on what 2016 has in store for real estate. So all these taken together the union budget 2016 is a crucial factor that everyone is looking at with patience and waiting and watching to see what difference it can make to the economy and the realty sector. In this backdrop the customers or the home buyers who are the main investors of the sector who does have a wish list that the markets need to fulfil. Alongside that the government has to facilitate so that market is able to fetch the wish list to the end users. Let us probe and do a detailed enquiry and find out as to what the market wants.
Talking about the pain points of the home buyer there are of course many. There are many problems that happen in the delivery of the projects, like delays, mismatch of commitments, price increment and hoard of hurdles that the customers have to face. Although there are rules not to sell any land in undeveloped layouts but still there are no provisions for builders who are constructing apartments. Thus it is obvious that for the real estate sector, to grow it has to win the confidence of the end users and the government has to introduce the policies and programmes that would instill more confidence and harbour protection to the investors.
As of now the realtors have opined that on purchase of an under construction property the tax benefit that the buyer can claim is of Rs. 2 lakhs and that too after the possession of the property if the construction is completed within a period of three years. In case the developer delays further than three years this benefit is reduced to Rs. 30, 000 but they go on paying higher interest. Here you may like to know the mistakes that a buyer should avoid while dealing with property. If one looks at the reality then the buyers who go for their first homes has to additionally pay the rent as well apart from the EMIs also.
The market watchers suggest that the Union Budget should make such measures and tax provisions for the end user or the home buyer so that it allows the tax benefit from the time the buyers pay the EMIs and not when the possession is given. This will certainly lessen the burden of tax on the buyer and the home loan disbursement will also be at a higher speed.
Another measure that the government could take is the increment of the tax deduction limits on the loans of homes and the insurance premiums. The government has kept the limit as Rs. 2 lakhs and this should be adjusted in tandem with the sky rocketing prices of the top metros where people struggle to buy a house. Tax concessions on the house or home insurance can also encourage the usage of insurance which would help the economy as well.
There is a need for the self-employed community to be given more tax benefits than ever before as today the number of the start-ups has grown more. Not only that due to the spurt of professional education many are trying to start businesses and their own profession for whom the tax deduction for house rent allowance is just Rs. 2000. This is felt by many as unjust and thus buyers expect that Modi government has to look into the amendment of the Section 80 GG which specifies it and should work on increasing the limit.

What 2016 have in store for Indian real estate

Need-of-Retail-Places
Every Residential Places Needs Commercial places as well
The experts feel that by the fall of 2016 there are signs of recovery in the real estate market which signals the end of the painful journey of the sector till now. India is seen today as the land of opportunity for both business and investment. Let us look into the year 2016 by gazing at what happened in 2015.
Office and the Commercial sector
There is an interesting fact relating to the office space absorption in the Indian real estate in 2015. The absorption rates went as high as 35 million sq. ft. which is the second highest figure in the history of the country after 2011. While the vacancy at the pan India level stands at 16 percent even now the realistic vacancy of commercial space is at 8 to 9 percent. For Example the risen need of residential property in Mysore road attracts many off-source investors to make commercial places here. The reason is although the vacancy was higher; the realistic vacancy was lower which a trend of the corporate is. This means that the demand in 2016 will also be there. There was a rise in the rental prices across the major markets of India.
The projection is that the demand will remain constant over most of the period of 2016 with the positive bias being shown by the corporate occupiers. The trend watchers also remark that there will be a continued demand for the leased spaces but there may be a mismatch between the supplies of quality office space.  This also means that there will be higher demand of grade –B office space.
Rise in Capital gain over the year 2015
Growth of the Capital Markets
The capital market activities were fairly interesting in the real estate sector. The private equity continued to remain very high in the real estate market especially in the commercial sector. The entity level investments also were high which indicated the investor’s confidence. If you look at the focus of the assets the residential sector did attract considerable amount of funding but when it comes to equity investment the volume was low and insignificant for the residential sector.
The statistics reveal that the office space yielding income did attract the majority of the private equity investment in 2015. The investments in the tier I cities were more with Bengaluru, Mumbai and NCR attracting the most of the investments. This accounted for the 73 percent of the investment which the experts state is a state where a great stage is being set for the year 2016 to be highly prospective. The trend watchers opine that 2016 may witness the same kind of investment activities noted in 2007.
Residential Sector:
As far as the residential sector demand is concerned there was not such a great hope and optimism in the market in 2015. The sales have picked up in the major markets like Mumbai, Bengaluru, Hyderabad and the NCR. This primarily happened because of the government measures and lucrative offers or claims by developers to boost sale. In the markets where there were excessive unsold stocks the launches did reduce and the consumer’s sentiments have improved a lot. The RBI also has been reducing the repo rates continuously to increase the buyer’s confidence and assessment of affordability. There is another indicator that is also a plus to the market which is the increased growth of the demand of the office and commercial sector which will surely surge the residential sector demand. The myth goes that for every 100 sq. ft. absorption of office space there is a demand of 600 sq. ft. of residential spaces. This means that there is a great hope for the residential sector to turn around to great heights. The indications have already started showing in major markets like Bangalore, NCR, Hyderabad, Pune, etc. The sale of residential apartments in Bangalore, Pune, NCR, and few other cities have already started picking up but don’t do such mistakes while buying property.  The stage is set for 2016, opine the experts.
The retail market:
In 2015 there wasn’t any addition of quality retail space in the market. But even then the trends noted were that there was entry of institutional investors which is expected to bring the retail brands to come and explore the Indian market anew.
The industry experts note that there will be entry of the mature retail investors who are predicted to come and invest in the built-up and ready to move in retail space. It can be expected that once their foothold is strong in India they would invest in the ‘greenfield’ assets. There will be a dearth of quality retail spaces opines the experts as the demand will overpower the supply and regarding this the experts say that retailers will have to be flexible in their approach and customize according to the availability and conditions of the micro-market.

Mysore Road Mapping Towards Next Residential Hotspot

Nice Road Connecting Bangalore and Mysore
The connecting road of Bangalore to Mysore became the reason of Growth in properties price.
In just a matter of three or four years, apartments, houses and residential complexes have outnumbered in and around Mysore road. Even the number of planned layouts, plots and villa projects have also spawned and multiplied exponentially in the area. The activities of buying and selling in and around Mysore road have also multiplied and there is a huge demand of properties in the place.
The reasons for the flourishing of the place are many and few among them are Bangalore Mysore Industrial Corridor Project (BMIC), resorts, amusement parks, International schools, colleges, hospitals and industrial estates which are there due to which there is hectic real estate activity which seems to go on in a never ending spree in the area. This again spurts the residential influx of the place which boosts the prices at a great up-scaling momentum.
There are even greater plans of the government to develop the stretch along the Mysore road with four lane parallel roads which is being constructed which would connect the adjoining taluks including Kanakpura on the way towards Mysore. Many layouts in between Kanakpura and Mysore road are coming simultaneously for the buyer by land developers in recent time. While the plan is to develop the BMICP into a place full of Industrial Parks, IT hubs, tourism centers, residential hubs and also different eco-centers, the old Mysore road will be developed for other private initiatives which would also prosper simultaneously.
Upcoming-Construction-Growth-at-Mysore-Road
The immense growth and upcoming projects at Mysore Road are key to rise property value.
The ongoing studies that are being conducted show that the number of apartments have multiplied four times in the area in the last three or four years starting from 2012. Statistics say that by the end of 2014 around 500 units were launched and by the end of 2015 another 700 added to the last years’ figure. This shows that there is an increasing demand of the apartments and dwelling units in the area. The growth of the plots and layouts in the area is although a bit constant but it is being noticed that the prices of the residential units are huge in demand and that too mostly in the places where there are plans of infrastructure development. That is precisely the reason the experts opine that one should enquire and know the rules of BBMP before buying land.
There are many developers constructing apartments both in the luxury segment and in the affordable segment. But many suggest buying land in and around Mysore Road. There are companies from the affordable segment also like TGS Layouts who have constructed land layouts and gated communities in the area. The company has land plots in gated communities namely TGS Padmavathi, TGS Mookambika and TGS Lakshmi which are at great locations where the company claims the growth prospects are pretty high. The rates of the company are pretty low and the claim of the company is that their prices are lower than the market rates at least by 40 percent. But at the same time the expert cautions that one should take the step after proper due diligence and enquiry about the builder by checking the existing customer feedbacks and complaints about the developer or the builder. There is no doubt that many stretches of Mysore road are in a rapid spree of development. This is especially true for the BMIC, the stretch along the four lane Mysore road and in some other places where IT hubs and offices are being constructed. The place near the NICE Road is also a place which is growing very fast due to the superb connectivity that it offers.  But the trend watchers again cautions the buyer to be careful and to judge the place, know the prospects and plans of BBMP and not to fall prey of any miscalculations buyer makes while dealing with property.
Take this virtual tour of properties at TGS Layouts in Mysore Road, you may find these property a worth to investigate as these plots in layouts are tagged as the most affordable lands for investment.

Take Home Points for Buyers
The buyers need to understand that there are few factors which are responsible for the development of Mysore road and the adjunct areas.
Giving opinions on the properties of Mysore Road
Not all the property get appreciated find the right property
through its rating and invest on the best one.
The prosperity and demand of Mysore road increased mainly due to factors like the proximity and connectivity to Bannerghatta Road, Kanakapura Road and few other places like even the North of Bangalore to Yeshwantpur through the Ring Road and the NICE road. But distinction should be made between, within the range of NICE Road and beyond it. Infrastructure both physical and social like the Metro, widening of the roads, etc. are also responsible for the developers to flog to the area. But one important point that one has to keep in mind is that the infrastructural development including the construction of the metro will take 4 to 5 years to be complete. Thus the market watchers caution that the buyers of the property should weigh the pros and cons of the property properly and then go for it rather than getting allured by the illusions created by the developers and the property sellers.
