If you are a resident of Bangalore and dreaming to own a property in the city then you might have come across the name TGS Constructions Pvt. Ltd. The company was inaugurated a little more than a couple of years ago with a hope of addressing the requirement of residential space within one’s affordability. The concept of selling land and plots in layouts with such an affordable price was not either an idea that came over night nor was it so easy to offer these properties at such low prices.
Is TGS Layouts properties are Fraud?

The priorities of owning a home may differ from person to person. For some it may be to save their expenses on rents or for investment but for many it is a dream to live with their entire family in their own home. We will talk about a fable of a mid-aged professional waiting for his retirement and not able to own a roof for his family in Bangalore. One a fine Sunday he met with a group of people at a jogger’s park having a discussion on the builders and developers of Bangalore and was apparently discussing on one topic, how TGS is selling its property at such less prices compared to the rest. Some of them were abusing the company while few of them were coming with facts and figures. Hearing the name of TGS Constructions for the first time he left the discussion but still the name kept somewhere in his mind as it was of his interest. He started searching for the Properties of TGS and found few resources displaying the locations of their layouts and their prices. Along with these resources he found few sites filled with customer testimonials, reviews and feedback on TGSLayouts. It made him a little confused and he was not able to get an exact picture of the company. So the next day he visited TGS Layouts and after a face to face discussion he was convinced and bought a plot.
It is logical that people will re-act when they listen or see something new or unusual but the reality is quite different as we all know and it is much tougher. It is always easier than said. But the struggle still goes on and there are achievers also and outstanding achievers too in each field. So it is always better not to judge or to cull out a first impression and reject something based on rumors but to see, judge and then find out the reality. Who knows, there may be something for us in it too.

Here what I do and don't mean is listen everyone's point and do what seems right to you.   1. I appreciate your work for making people aware and bringing the truth behind the scene. Well I have never visited any property in TGS since I have no plans to buy property in Bangalore but on a note I know this company from its ads in TV and Newspaper. Sometime the columns are filled with cricket stars highlighting their listing price and comparing it with the market price. At some point of time it influence me as well to invest a part of my earning in real estate, since it will be long term investment so I kept myself apart from this. Coming to the discussion about their project this is true that the price they kept for their properties is too low comparing to other which is enough to pull the eyes of other developers in the market.

    1. Only because someone is selling its products lower than the market price doesn’t mean there must be something wrong in the properties or its fraud. I have seen many developers their pricing strategy differs in hell and heaven from each other. Assume there are two property in the same locality from different builder or developer both are providing same amenities still their price per square feet will be different. The reason for the difference in price will be their name, brand position or sometime it may be one is good enough in their marketing. So judging some developer from their pricing strategy would be a wrong idea.

I visited, no actually they made me to visit few of the properties and layouts of TGS, since they have free pic and drop facility so without any hesitation I thought of watching their properties. I saw few of their properties and believe me most of them were in lovely locations that you will fall to buy after listening their price. I simply went back to their office which was well organized and in no time the senior’s sales person met with me and read my intention of not buying anything but with admire he arranged one cab to drop me back.

    3. I have no doubt about their services, their employees are well mannered and everything from site visit to drop facility is well organized. The only thing that is in my concern is about the money which I am planning to invest with them. How safe is it and how trustful they are? They priced their plots at such low price that even if I have a bad financial condition and I have a land plot to sale then also I will not sell it. Thinking on this make me feel very insecure to go with their projects.

    4. Every business is for making money and TGS Layouts are not apart from it. May be their techniques to make money is quite different from other real estate developers in Bangalore but the truth is they are also trying hard to capture the market. Since they are highly penetrating the affordable segment of the market for which they have a huge customer database. But these statements and arguments are not enough to consider that they are not frauds or they will not do any fraudulent in the future. Since they are new to market and is enough to give you a strong negative thought on the developer.

    5. Selling fraud property is not a big deal today in real estate and in case of land and plots its seen that one plot is sold twice to different persons with different price. I have seen property seller selling property without having title deeds mean an unclaimed property. These kind of property can be sold with no margin so better to be cautious before buying such property.

  2. If a similar product is sold at two different prices than the product which is sold at low price will get more inspection about its quality and services. Here the perception goes like the product which is sold at low price must have some demerits or the provider is a fraud. Since the plots and sites sold in TGS Layouts are cheaper than other developers on the same locality so they have been criticized by others may be by the other developers or may be the people associated in real estate. To overcome from this rumor if it is a rumor than they have to prove themselves by stick on their projects and their services otherwise it will take no time to destroy their vision of making low price layouts for mid budgeted residential layouts in Bangalore

    2. Hi, I would like to ask hear why one will sell their property so cheap when other are selling the same property at a higher price. As of my knowledge TGS Layouts are not NGO or any government organization who stand for the betterment of public. They are here to do business and to make profit from it.

  3. Really Tgs layouts doing great job. Tgs layouts only one real estate portal who charges for their plot too low price for mid budgeted. Many middile class family can purchase their own plot in Bangalore with the help of TGS.

  4. i am Ramakanth. I am from Pune. After Reading all the reviews and comments about TGS, I came to know that TGS is good Real estate company for plot buyer. I have small doubt about TGS. How they provide plot in that much of low price? and i want to know that is there any property in Pune?

  5. I have visited one property of TGS Layouts named TGS Parvathi in chandapura also known as the expansion of chandapura. Location wise there is no point to finger this developer. This is a Pre-launch project and they are saying limited plots are available. What does it mean? Most of the plots out of 100 are sold and now I have to choose in between those few which are left.

    1. Well it entirely depends on their marketing strategy and chandapura is a happening area where investors are looking for property. On the other hand if they are saying most of their plots are sold out than that is good sign for you.

Yes TGS Layouts price they kept for their properties is too low comparing to other Real estate company.I went to their office n HSR Layouts and saw their project TGS Mahalaxmi in electronic city. They charges for their project only 16 lakhs its too low as compare to others.I decided to booked one plot in this coming Sunday.

It is nice to see people are participating and discussing on their respective projects, I am also a customer of TGS Layouts and I had booked in TGS Vaishnavi Layout a month ago there are very plots available for sale that time. I am not able to get in touch with the project since I am out of town so can anyone put their reviews on TGS Vaishnavi layouts, regarding the project and its status.

    1. Hi Rohit, I would love to help you in solving your queries. Your concern TGS Vaishnavi Layout is a sold out project of TGS Layouts under TGS Constructions Pvt.Ltd. You can check the status and the progress of your project with their service team. Since you are out of town so you can demand for few project pictures to them, I would advice you to do proper follow ups for it.

  8. I have visited TGS property at devanahalli near IVC road. Its prealunch property and they claim its in yellobelt and overall project with baippa approval will be done 8 months. Please post your suggestions is it worth to invest.

    1. Hi Venkat, A property comes under yellow belt means the land can be used for residential purpose but only after the approvals of local authorities. These land can be converted to green if there are certain city plans by the local authorities. For better clarification on this you can consult with the authorities regarding the city map. There is no specific time limits for any approvals so it may take more than 8 months as they said but after conversations the price may not be the same I guess.
