Fallacious Stories published as TGS Layouts Reviews on Complaints sites

There is a certain group of people who are mentally ill and started posting malicious content on every consumer complaint portals. This ill-intent of competitor or rivals may spoil the reputation of this Land developer but won’t be able to strike them out from the market as long as TGS Layouts serves their consumer.
There are thousands of customers with TGS both for plots in layouts and flats in the apartment of TGS Constructions (TGS Layouts deals in land while TGS Constructions deals with residential flats in apartment). If I am not wrong then everyone in their life might have come across with people who are never satisfied in their entire life, they always wanted more and they never stop comparing themselves with other. TGS do have 4 or 5 disgruntled customers who are spitting venom on its reputation, which only shows their malicious intentions.
I am one among the plot owners of TGS Layouts I bought it when it was individually selling land as real estate portal site for Bangalore. I got all the legal documents of the land in due time and other than me there are hundreds of plot owner from my layout who can proudly say TGS has not done any fraudulence with their customers. Well these rumors are only the outcomes of infighting's between the land developers of Bangalore.
If these allegations are true then where are the pending cases against this land developer or any complaint in Government forums? Believe me after watching the entire playlist I concluded as this video is made to know how nicely an employee has handled an annoyed customer, that’s all.

It is much easier to blame on someone for every small thing like unprofessional employees or a delay of few days in providing land documents. I, Mr. S Reddy came from Mangalore as my son started working here in Bangalore. I thought of giving my son something as a gift. A land plot would be something great, I thought. I was looking for a spot or a location at the outskirts of the city or a bit away from the Central Business Districts but the place should be equipped with good infrastructures, I thought. The options I had in mind were Kanakapura Road, Mysore Road, Kengeri, etc. I was looking plots for sale in Bangalore that were low priced but it should have bright prospects.
TGS Layouts was a company that I came across very recently and also came to know that they are selling land plots and layout lands at a very cheap price. I had doubt. I went to their offices and read the TGS Layout Reviews. Among many other options and the land plots that I visited when the company showed all their land properties I came across TGS Dhanalakshmi and selected it. What I saw was a land stretch of about five acres roughly and it was fenced. They said that they would lay roads and provide the basic facilities and would also provide all the amenities too like swimming pool, children’s play area, temple, gymnasium and many others. I agreed for it and so I am writing a review in the section of TGS Layouts Reviews.
I also read most of TGS Layouts Reviews and Complaints too on the internet. On an overall count it was fairly good except few of the comments. I did not believe all the negative comments that have been written because no one knows whether they are fake or original reviews. The company said they would give the possession in about ten months. I also talked with other customers and went through the feedbacks given by TGS customer and even contacted two of them who have bought plots there.
I would like other users and buyers or past customers to write TGS Dhanalakshmi reviews also like me or they may also share their complaints, feedback, comments, concerns and appreciations too.

But most of the time I wonder how much it is reliable. Do I really want to trust the internet or the online reviews? Well, people may be doing so or may be influenced by the impression that is being created by the online reviews. But the real truth is most of it are fake and are made and written by the company’s own people or competitors either to manage or destroy their online reputation. Being in real estate industry I have come across many real estate builders and developers reviews written by freelancer and they are ready to write anything about the company just for few money. Now you may be really concerned about what amount of truth is really there in the online reviews of products and services.
Few days back I started digging on this matter and I was actually searching for a possible way to figure out fraud reviews. I came across many articles and studies on how to check fake online reviews? Here are some of the best possible ways
There was a research conducted recently by the research organization Mintel which found that 57 percent of the consumers that were surveyed are skeptic and doubtful about the companies that have only positive comments and reviews. Among the customers surveyed a whopping 49 percent believes that the companies might have been offering incentives for good and positive online reviews and comments about their products. The experts reveal that there are few of the techniques that reveal the truth about the fact as to whether the comments are real or phoney. We try to discuss them below.

Recently a team of researchers on the subject created a computer algorithm for the detection of fake reviews about hotels and hotel services. The software mainly deciphers the fake reviews from originals by differentiating the languages used in fake write ups. The programme so developed by the developers has been named Review Skeptic and is said to be accurate about 90 percent of the times. But it is found that the humans are not so good in deciphering the truth from fiction. Professor Claire Cardie who has developed the system opined that people are terrible in deciphering the fake from the real reviews on the internet. 2. Be careful about the language used

The experts note that too much of extremes be it positive or negative should be taken with a pinch of salt. It has been noted that false reviews tend to be using more extreme language to convince readers about their message and make an imprint on the readers. So if someone writes “It is the most horrible product that I have ever used” or “it’s the best of the products that I have ever used” with probably capital letters you should be careful.  The Cornell University researchers opined that in case of travel or real estate reviews most of the reviews are more superficial which describes the overall experience without going into the details of the contours of the place like the floor, spatial details and the like. This certainly makes sense as someone who has never been to the place is expected to write the reviews in such a manner and won’t be able to describe the place accurately.

3. Be skeptical if too much of jargon is used

The researchers on this subject cautions the readers of online reviews about the ones that uses too much of technical jargons and which reads mostly like product manuals or descriptions. This is because the laymen or the common consumers are most of the times unaware about the technical aspects of the products and too much of use of technical language signals that the reviews are fake.

4. Check the profile of the reviewer

If it is found that the reviewer only writes reviews about that particular company there are bigger chances that the reviews are phonies and they could also have vested interest in these companies and products. Although there are certain review websites which verifies the profiles and the genuinity of the reviewers and the consumers asking details of the invoice and other proofs. Even then these comments can be fake insists the researchers as it’s easy for the insiders of the companies to obtain fake evidences.

5. Pay more attention to detail:

The reason for what the product is bad or the writer is writing a bad review for has to specified. If the comment is too generic like “I hated Example Layouts as they are showing unspecified delays in their project completion” is too generic to believe in contrast to someone who writes “Their service is too bad and no one will entertain you after receiving money.”

In a dispute and controversy between the BBMP and the residents of the M S Ramaiah City Layout the residents of the layout are proclaiming themselves as gated communities. But the former BBMP commissioner Mr. Siddaiah who is a civic expert also states that there is no such concept existing as gated community. Often such claims are made by the land developers while selling land plots. They are just a part of the city. Such misconceptions are to be avoided by the customers while buying property. If in case the existence of  a gated community obstructs the right to movement and hinders on the safety and security of those leaving outside the gated community then those structures have to be demolished.

 But this is what the residents of the M S Ramaiah city doesn’t want to admit and the controversy has erupted subsequent to the complaint lodged by K N Sharath Babu a resident of Adityanagar nearby when he took objection to the blockage of the road and the construction of the structure on the public pathway by the M S Ramaiah City. He lodged a complaint to the BBMP and because of their inaction he complained to the Lokayukta. His complaint was that the general public was restricted from entering the BBMP Park and the road that went through the gated community.  On inspection by the team sent by BBMP it was found out that a compound wall was constructed around the limits of the layout which obstructed the movement of public to the neighboring layouts or lands. The report of the committee sent for inspection opined that the structure and the compound wall is illegal and unauthorized and they also suggested further action.

After this the residents of the M S Ramaiah City appealed to the high court and the court gave a directive against them and Bangalore Metropolitan Task Force (BMTF) gave a directive to the BBMP joint commissioner to follow the court order and furnish a compliance report to its effect.  Although the action is not yet taken but the directive of the BBMP is a solace to many of the neighborhoods who are also suffering from the same problem where many developers are marketing their residential properties as private layouts.  The sales claims made by land developers proclaim that these properties are gated communities. The experts advice the customers not to be misguided by such false claims and to check the papers thoroughly and avoid such mistakes while buying properties. Apart from checking the papers and documents the prospective customers are also advised to check the reviews and feedbacks of the customers and the people residing in the area and the layouts too. In this regard the experts advice that there is a new rule of the BBMP that came up restricting the developers not to sell undeveloped lands in layouts. As per the new guidelines of the BBMP the registration of the land requires that the developer provides all the amenities and facilities as proposed.

TGS Layouts in Devanahali-TGS Shambavi Reviews



Name it TGS Property or TGS Construction Pvt Ltd, TGS Layouts is an undivided part of it, dealing with lands and plots with the prefix TGS. This renowned developer of city is admired for its low budget plots and sites but unfortunately there are a lot of critics related to its lands and projects. TGS Shambavi is one among the project located in the highest property selling area of TGS Layout that is in Devanahali. Alone in Devanahalli TGS has three more project named Annapurneshwari, Varamahalakshmi and Vaishnavi. Believe it or not but these are the utmost selling properties for them and now TGS Shambavi is one more recent addition to it.
With a total land of 7.5 Acres TGS Shambavi is designed for 90 plots and as per the official data 45 no of plots has been sold out. Also this layout is priced high among all the four layouts which is Rs 1250 per square feet. Well the property is located near to Bangalore-Hyderabad High way behind CAE which is approximately not more than 1 KM from AH-43.

Should I invest?

Among all the zones of Bangalore, North locality holding maximum importance in witnessing investments in commercial as well as residential real estate units. As this part is turning into greater Bangalore with the projects like BIA and IT Development in Devanahalli so the price is expected to fly within few years. Noted the residential plots in north Bangalore is comparatively lower than south Bangalore.  So there is no doubt TGS Shambavi is a good option for Land and Plot investors. Among all the four projects of TGS Layouts in Devanahalli, Shambavi is priced but high?
Well it could be a misconception of this property seller or buyer but the Answer depends on the location, which is a key factor in deciding the price of the plots and till now there are no reviews or customers feedback on this project. Hence customers or visitors of this project were requested to drop their opinions on its price with respect to its location. However If we compare with the price of the plots in nearby layouts than Shambavi is  low priced, in the mean while if some is buying plot here than he can get a good discount on his plots since some year ending offers are going on.

If you are a resident of Bangalore and dreaming to own a property in the city then you might have come across the name TGS Constructions Pvt. Ltd. The company was inaugurated a little more than a couple of years ago with a hope of addressing the requirement of residential space within one’s affordability. The concept of selling land and plots in layouts with such an affordable price was not either an idea that came over night nor was it so easy to offer these properties at such low prices.

The priorities of owning a home may differ from person to person. For some it may be to save their expenses on rents or for investment but for many it is a dream to live with their entire family in their own home. We will talk about a fable of a mid-aged professional waiting for his retirement and not able to own a roof for his family in Bangalore. It made him a little confused and he was not able to get an exact picture of the company. So the next day he visited TGS Layouts and after a face to face discussion he was convinced and bought a plot.
It is logical that people will re-act when they listen or see something new or unusual but the reality is quite different as we all know and it is much tougher. It is always easier than said. But the struggle still goes on and there are achievers also and outstanding achievers too in each field. So it is always better not to judge or to cull out a first impression and reject something based on rumors but to see, judge and then find out the reality. Who knows, there may be something for us in it too.
